When to move? Timing matters — your finances, your life, and the market. We will determine whether now is the right moment, or whether waiting serves you better.

Where to move? I know the various neighborhoods, the HOA's, the schools, the commute, the resale trends, the tradeoffs between areas that look similar on paper but live very differently.

What to pay? Pricing isn't a feeling; it's data. I'll show you the comparables, the trends, and the market context so you can make an offer — or set a price — with real confidence, not a guess.

What to buy and what NOT to buy. Sometimes the best advice is the deal you don't do. If a property has red flags, if the price doesn't hold up, if it's not the right fit — I'll say so, even if it means walking away.

How to negotiate? Strength in negotiation comes from preparation: knowing the market, knowing the seller's or buyer's position/motivation, and knowing exactly where you have leverage.
